What is Private Inventory on Gitcha?

  • Private inventory means that any property you upload is only visible to you.
  • If you choose to share a property, it will only be visible to the person you send it to.

  • Allows you to upload client properties and instantly see buyers looking for similar homes.
  • Provides real-time data on buyers in the area, making it a powerful tool for seller's agents.

2. Key Features of Private Inventory

  • Complete Privacy: Only you can see the properties you upload.
  • Match Tab: Instantly view potential buyers for a property.
  • Data Gathering: Use buyer data to inform and engage with your clients.
  • Unlimited Uploads: Members can upload unlimited properties (free version allows a maximum of two).

3. Adding a Property to Private Inventory

Steps to Add a Property

  1. Navigate to the My Properties Tab:
    • Click on "Add Property" if no properties are listed.
    • Alternatively, use the "Add Inventory" button in the Agent Dashboard.
  2. Select the Client:
    • Choose the client associated with the property.
    • Client information remains private and is only for organizational purposes.
  3. Enter Property Details:
    • Select the property type (e.g., house).
    • Enter the property address, which will auto-populate on the map.
    • Adjust any details if necessary (e.g., neighborhood, high school).
    • Fill in required fields (marked with a star).
  4. Specify Selling Intent:
    • Indicate that the property is open to selling.
    • Enter a general asking price.
  5. Save and Match:
    • Save the property to your inventory.
    • The system will switch to the Match Tab to show potential matches.

4. Matching Properties with Buyers

  • Match Tab:
    • View potential buyers who are looking for properties like your client’s.
    • Use the match data to reach out to your client with real-time buyer interest.
  • General Demand Tab:
    • See overall demand in the area for similar properties.

5. Sending Properties to Buyers

Steps to Send a Property

  1. Use the Introduction Tool:
    • Click on the "Send them your property" button on the right-hand side.
    • Ensure the property details are complete, including photos.
  2. Add Photos:
    • Upload photos and select three cover photos.
    • These cover photos will be visible to the potential buyer and their agent.
  3. Customize and Send Introduction:
    • Customize the introduction message.
    • Preview the introduction to ensure all information is correct.
    • Agree to the fair housing and clear cooperation policy.
    • Send the introduction.

Notifications and Follow-Up

  • You will receive an email notification for each new match.
  • The recipient has 72 hours to respond to the introduction.
